From 15th June 2025 the UK government is rolling out RdSAP 10, a major update to the way Energy Performance Certificates (EPCs) are produced. With energy efficiency and sustainability taking centre stage—especially in areas like Beckenham, Orpington, and Eltham—these changes are expected to have a significant impact on homeowners, landlords, and property investors.
Whether you’re preparing your family home in Chislehurst for sale, managing a rental portfolio in Locksbottom, or exploring buy-to-let opportunities around Park Langley, understanding how this update affects you is crucial.
RdSAP (Reduced Data Standard Assessment Procedure) is the government-approved method for producing EPCs on existing homes. The latest version, RdSAP 10, is being introduced to provide a more accurate, detailed, and realistic energy rating for every home.
Previous versions relied on assumptions and generic data. RdSAP 10 aims to fix that with stricter data requirements, more precise measurements, and improved calculations—meaning your EPC rating is more reflective of your actual property’s performance.
1. More In-Depth Property Inspections Expect longer, more detailed visits. Assessors will now:
- Measure each individual window and assess its orientation.
- Break down wall insulation by type and thickness (in 25mm increments).
- Include battery storage systems, PV diverters, and mechanical ventilation setups.
If your home is older or hasn't been upgraded recently, you may notice a lower EPC rating than expected under the new rules.
This is because assumptions (which might have worked in your favour previously) are no longer applied. Instead, actual observed data determines your rating.
Homes in Victorian or Edwardian terraces in Beckenham or Eltham, for instance, may need updates to insulation, windows, or heating systems to maintain a respectable EPC.
More time, more data, and stricter requirements mean EPCs under RdSAP 10 will cost more. Assessors must now spend longer on-site and may require additional post-visit calculations.
However, the output is more valuable—helping you sell faster, rent legally, or secure better mortgage rates for energy-efficient homes.
If you’re a landlord in Bromley, Lewisham, Bexley, or Greenwich, you’re already aware of the 2030 requirement for all rental homes to have an EPC rating of C or above.
With RdSAP 10 potentially lowering your rating, now is the time to act:
Potentially book a pre-assessment to understand your current performance.
Consider insulation upgrades, double glazing, or heating improvements.
Use the EPC to guide smart renovations that will also appeal to eco-conscious tenants and buyers.
Buyers are more energy-aware than ever. A strong EPC not only adds value to your property but helps you stand out in competitive local markets like Chislehurst, Orpington, and Locks Bottom.
Properties with better EPC ratings:
- Sell faster
- Attract higher offers
- Are more attractive to first-time buyers and investors
If you're thinking of selling, a fresh EPC under RdSAP 10 might be a smart move—just make sure you're prepared for the changes.
