Test a less favourable outcome

Use the government's Stamp Duty Land Tax guidance and obtain advice on your circumstances. Downsizing is not, by itself, a general exemption from purchase tax. Timing can also matter where one purchase completes before another property is sold.

Look beyond the appearance of the entrance and the size of the living room. Ask your conveyancer to examine the tenure, lease provisions, service charge information, planned works and any restrictions that affect how you intend to live.

On a viewing, test the practical details: the route from parking to the flat, access for deliveries, storage, refuse arrangements and the number of doors or steps between the entrance and your own front door.

Should you sell before choosing the next home?

There is no single sequence that suits every household. Selling first may clarify the available money, but temporary accommodation and a second move can add cost and disruption. Buying first may create funding and tax issues that need specialist advice.

A linked sale and purchase can avoid moving twice, but introduces dependencies across the chain. Discuss the practical and financial consequences of each option before deciding which risk you are most comfortable managing.

An initial appraisal is useful even when you are not ready to market. Explain whether you need a broad planning conversation or are preparing to proceed, so expectations are clear.


How can you make the physical move less overwhelming?

Start with a room you use infrequently rather than the possessions with the greatest emotional importance. Decide which furniture genuinely belongs in the next home, then use measurements rather than memory when viewing.

Allow time to discuss items with family without creating pressure to make every decision at once. Separate belongings that need a professional valuation from ordinary household clearance, and obtain appropriate advice before disposing of anything valuable.

The aim is not to erase the life built in the current house. It is to make the next property comfortable and workable from the beginning.
